The Property is a tiny delightful private hamlet in the heart of the Tuscan countryside, set in the gentle hills of the Florentine Valdarno.
This private and protected property of around seventy hectares (~170 acres) has sixty hectares (~148 acres) of splendid mature woodland with marked usable paths and rich in fauna and approx ten hectares (~24 acres) of cultivated land and housing. Among these, four entirely fenced and protected hectares (~10 acres) are dedicated to vine-growing and produce an excellent full-bodied Chianti red wine. The olive orchard, with 800 healthy olive trees, produce an excellent extra-virgin olive oil.
The hamlet is at the centre of the property and consists of four independent self-contained houses, fully-furnished and perfectly equipped with independent heating and charming fireplaces.The houses accomodates a total of twenty people. Roofed surfaces amounts to around 1100 square metres, including terraces and porches. Nestled in the private garden there is a large swimming-pool, a wood-stove Finnish sauna, a large professionally-equipped gym area, an archery field and a well-marked helicopter pad. The property communal areas are equipped with a wine cellar, a tavern with vaulted ceiling, a large kitchen with wood barbeque, ample space for storage of wine-making machines and agricultural vehicles and a very well equipped workshop for general maintenance. A large hall to host more than fifty people has recently been completed for convivial parties and meetings.
The property is well supplied with water: abundant storage tanks are filled both by property's own private spring (an unusual and important added value for the area) and by an artesian well.
The old picturesque town of Pergine Valdarno is only two Km away from the property - 5 minutes by car. It offers all the shops you need, plus medical assistance, a pharmacy, and small locally supplied restaurants.
Productivity :
Chianti wine production
Today the four hectares of vineyard produce 12t of grapes that yield 8t of wine, approx 11.200 wine bottles.
The production can be increased to 25t of grapes that would yield 16t of wine, approx 23.200 bottles of wine.
The vines cultivated are the classic ones of Chianti's wine: Canaiolo, Sangiovese, Malvasia, Trebbiano, Merlot.
Olive oil production
Today the 800 olive trees yield approximately 12t of olives that gives 1680 bottles of olive oil. If the plants were doubled it would be possible to produce approximately 3300 bottles of olive oil.
